(PF3264) <br /> <br />Manager Approved: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 David Kenney, 3062 West Owasso Boulevard North, is requesting variance Section <br />1004.02D5 of the Roseville City Code to allow the replacement of an existing detached <br />garage with a larger (40 foot by 20 foot) detached garage with a study expansion. The <br />proposal requests keeping the 16.6 foot front yard setback, requiring a 13.6 foot <br />variance. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Section 1004,OlA2 states that no accessory structures shall be located in the required <br />front yard except for through lots and lakeshore lots. However, through lots and <br />lakeshore lots are required to meet the standard setback requirement for district in which <br />they are to be located. <br /> <br />2.2 Section 1004.02D5 (Dwelling Dimensions and Appearances and Height, Frontage, Yard <br />and Lot Area Requirements in R-1 Districts) requires a front yard setback of30 feet. They have chosen to replace the structure with <br />one that utilized the same footprint and a small addition for the study.
