<br />Narrative <br /> <br />We would like to replace our existing garage with a new structure comprising a two-car <br />garage and a small study. We have worked to come up with a design that complements our <br />house without adding structural clutter to our street. We believe the plan we've come up <br />with succeeds in that regard, but it requires a variance because the existing garage lies <br />partly in the thirty-foot setback. <br /> <br />We believe these are the arguments in our favor: <br /> <br />1. We are building the new garage completely within the footprint of the existing garage <br />where it is non-conforming. The only expansion of the garage is within the legal, <br />buildable area of our lot. <br />2. Some of our neighbors' garages are located at a similar distance from the street. <br />3. We would lose some big, beautiful trees if the garage was moved closer to the house. <br />4. If forced to move the garage, we would have to tear up and re-pour an expensive, two- <br />year-old driveway at considerable expense. <br />5. Rebuilding the existing garage is necessary because not only is it an eyesore due to lack <br />of maintenance, but it is not structurally sound. <br />
