State exactly what is intended to be done on or with the property which does not <br />conform with the City Code: <br />Replace a dilapidated four season porch (which was removed after remodeling <br />attempts revealed extensive carpenter ant tunneling and rotted ceiling rafters and <br />two by fours) with a patio room on the existing footings. The existing footing is <br />within the 75' lakeshore setback. <br /> <br />B. Explain the physical hardship that makes the variance necessary. <br />Repair of the four season porch had been planned since we purchased the prorJ)erty <br />in 1997 and we began in late winter 2000 because of water damage. Our homEt. <br />owner's insurance policy reimbursed for water damage to carpeting, inside walls and <br />ceiling. Upon investigation into replacing the roof and doing the internal repairs, <br />extensive moisture damage into the structural support of the roof and walls, <br />extensive carpenter ant infestations caused us to remove the structure completely - <br />as well as to investigate the remainder of the house for ants. We contracted to <br />replace the porch with a garden room - to be used in the same manner and on the <br />identical footprint of the original structure. Because of the nature of our property <br />and a large sewer easement on the only build-able land not affected by the <br />shoreline, there is no other location for the replacement porch. <br /> <br />_!- <br />
