382 No. McCarrons Blvd
Application for Variance to Zoning Ordinance
Attachment 2

#20
D. Narrative
As can be seen by the attached survey, our home is on an unusual lot limited on the
east by a sewer easement, on the south by Lake McCarrons and on the north by the
garage and west by property lines. We love our home and have been 'updating' the
interior decorating, replacing appliances, painting, etc in the 3 years since we moved
here.

The four season porch on the south of the property was our project for 2000 since
we discovered that water had been coming in - possibly for some time - from a
leaking flat, tarred roof. We received a small amount of insurance money to cover
damage to carpeting and paneling on the interior. We actually had begun to get
bids and look at options for replacement of the flat roof. As we began to remove
the ceiling Sheetrock and look at the rafters, it was apparent that the moisture
buildup was much greater than was indicated by the carpeting and wall damage.
There was insulation and a very good moisture barrier which held the water in. The
insulation was thoroughly soaked and enormous carpenter ant nests were found in
the rafters. The wall supports also had some damage. (Upon further examination of
the roof, Thomas went completely through the roof Sheetrock and sheathing - it was
so rotten).

We decided that we needed to replace the room rather than repair it because of the
structural damage, the carpenter ant infestations, and the cost - and selected
Sunsational Sunrooms as an affordable and attractive option. (We have had to take
out a home improvement loan to make this improvement and have signed a contract
with Sunsational). The new porch is to be the exact dimensions of the original porch
and sit on the existing footing. It will be more attractive than the original and we
hope be an improvement to our home. It would not be possible to place this porch
on any other side of our home. The East side is limited because of a sewer
easement, the West side because of the property line and the North side is the
detached garage.

The existing slab and footing is in excellent condition, so there will not be any
excavation or such close to the lakeshore. Upon completion of the construction we
will make landscaping improvements. We are interested in grasses and native
plants, as well as garden perennials and plan to create a pleasing landscape, that is
not dependent on landscape chemicals, on our property. We want to enhance the
enjoyment of the local wildlife as we enjoy the birds, waterfowl, and other creatures
who pass by our home. We have been studying the DNR Publication - Lakescaping
for Wildlife and Water Quality. We do not expect any pollution or noise to result
from the replacement of this porch, nor lighting pollution, additional waste, or
impacts on traffic.
