<br />EXISTING CODE REQUIERMENTS <br /> <br />1004.01: GENERAL REQUIREMENTS IN ALL RESIDENCE DISTRICTS <br /> <br />The following minimum requirements shall apply to all buildings that may be erected, converted <br />or structurally altered in residence districts: (Ord. 275, 5-12-1959 and Ord. 1214, 11-23-99) <br /> <br />A. Accessory Buildings In Residential Districts: <br /> <br />1. Number Allowed: Each residentially zoned or used parcel shall be allowed one accessory <br />building, and one storage/tool/garden shed. <br /> <br />2. Location: No accessory building shall be erected or located within any front yard. <br />Accessory buildings shall be located behind the established front building line of the <br />principal structure, except for through lots and lakeshore lots. Accessory buildings on <br />through lots and lakeshore lots may be located between the roadway and the principal <br />structure, provided said accessory building meets the required front yard setback for the <br />district in which it is located. <br /> <br />3. Minimum Setback: Accessory buildings shall be set back a minimum of five feet (5') <br />from a side yard or rear yard lot line, a minimum of six feet (6') from any other building <br />or structure on the same lot, and behind the principal structure building line in the front <br />yard. <br /> <br />4. Parts of Principal Buildings: For zoning and setback purposes, an accessory building <br />shall be considered as an integral part of the principal building if it is located less than six <br />feet (6') from the principal building. <br /> <br />5. Size Limits: The size of an accessory building shall be limited to forty percent (40%) of a <br />required rear yard area, up to a maximum size of eight hundred sixty four (864) square <br />feet. The one allowable storage/tool/garden shed shall not be included in this area or <br />coverage requirements, provided said storage/tool/garden shed does not exceed one <br />hundred twenty (120) square feet in area. If an existing storage/tool/garden shed exceeds <br />one hundred twenty (120) square feet in area, that portion of the building over one <br />hundred twenty (120) square feet shall be included in the area and coverage requirements <br />for an accessory building. (Rear yard is defined in Section 1002.02 of this Title as that <br />portion of the yard on the same lot with the principal building, located between the rear <br />building line as specified in the yard regulations for the district in which such lot is <br />located and the rear lot line and extending the full width of the lot.) <br /> <br />6. Storage Sheds: The size of a storage/tool/garden shed shall be limited to a maximum area <br />of one hundred twenty (120) square feet, a maximum height of twelve feet (12'), and shall <br />match the principal residential structure in exterior color and/or material. <br />
