<br />7. Height: Accessory buildings shall not exceed one story or fifteen feet (15) in height and <br />the wall height shall not exceed nine feet (9) in height. The overall height of an accessory <br />building shall not exceed the oyerall height of the principal residential structure on the <br />parcel. (Building height is as defined in the Minnesota State Building Code - the vertical <br />distance between the highest adjoining ground level at the building and the highest point <br />of a flat roof or average height of the highest gable of a pitched roof.) <br /> <br />8. Driveway Required: Any accessory building capable of storing one or more motorized <br />vehicles shall be provided with a hard-surfaced driveway to an adjacent public street, <br />unless the primary purpose of the building is for equipment, materials, or non-vehicle <br />storage. <br /> <br />9. In-Ground Garages: Where the natural grade of a lot at the building line of a house is <br />eight feet (8) or more above the established curb level an accessory building for vehicle <br />storage (garage) may be erected within any yard, provided that one-half (112) of the <br />height or more is below grade level. Such an accessory building shall be set back a <br />minimum of twenty feet (20) from any right of way. <br /> <br />to. Color, Design And Materials: The exterior color, design, and/or materials of an accessory <br />building shall be similar to the principal residential structure. Corrugated metal siding <br />and corrugated metal roofs shall be prohibited. <br /> <br />11. Overall Area: The overall area of attached garage space and detached accessory building <br />space shall not exceed the floor area of the main level of the principal residential <br />structure on the property. <br /> <br />12. Requirements For Increasing Maximum Size: The size of an accessory building may be <br />increased from eight hundred sixty four (864) square feet to a maximum size of one <br />thousand eight (1,008) square feet after a public hearing and approval of a conditional use <br />permit in accordance with Section 1013.01 of this Title, provided all other applicable <br />provisions of this Section are met. Conditions may be attached to the permit to mitigate <br />the impact on adjacent properties, including, but not limited to, increased setbacks, <br />landscape screening, architectural color and detail requirements, drainage provisions, and <br />limiting additional exterior storage. <br /> <br />13. Maximum Total Surface Area: Including accessory structures, principle structures, <br />pavement surfaces, and concrete surfaces, the total impervious surface on each residential <br />lot shall not exceed thirty percent (30%). <br /> <br />14. Requirements For Residential Districts Other Than R-1 and R-2: Accessory buildings in <br />residential districts other than R -1 and R - 2 Districts shall be placed in rear yards, and <br />shall meet the same setback, height, and exterior finish regulations as a principal structure <br />for the zoning district in which it is located, in addition to these requirements. <br /> <br />2 <br />
