Requirements For Increasinl! Maximum Size: <br />The size of aft detached accessory building~ may be increased from a total of eight <br />hundred sixty four (864t square feet to a maximum total size of one thousand eight <br />f1 ,008t square feet:. after a public hearing and approval of a conditional use pennit in <br />accordance v.'ith Section 1013.01 of this Title, proyided all other applicable provisions of <br />this Section are met. A public hearing and approval of a conditional use permit in <br />accordance with Section 1013.01 of this Title. and provided all other applicable <br />provisions of this Section are met. is necessary. Conditions may be attached to the permit <br />to mitigate the impact on adiacent properties. including. but not limited to. increased <br />setbacks. landscape screening. architectural color and detail requirements. drainage <br />provisions. and limiting additional exterior storage. When reviewing an application for a <br />conditional use permit. the Planning Commission and City Council shall consider the <br />following criteria: <br /> <br />1. Impact on traffic. <br />2. Impact on parks. streets and other vublic facilities. <br />3. Compatibility of the site plan. internal traffic circulation. landscapinz and <br />structures with contizuous vroverties. <br />4. Imvact of the use on the market value of contiguous properties. <br />5. Imvact on the general vublic health. safetv and welfare. <br />6. Comvatibilitv with the City's Comvrehensive Plan.': <br /> <br />Size Limits: The size of an accessory building shall be limited to forty percent (10%) ofa <br />required rear yard area, up to a maximum size of eight hundred sixty four (861) square <br />feet. The one allo\yable storage/tool/garden shed shall not be included in this area or <br />coverage requirements, pro'/ided said storage/tool/garden shed does not exceed one <br />hundred tv.'enty (120) square feet in area. If an existing storage/tool/garden shed exceeds <br />one hundred twenty (120) square feet in area, that portion of the building over one <br />hundred twenty (120) square feet shall be included in the area and CO'lerage requirements <br />fDr an accessory building. (Rear yard is defined in Section 1002.02 of this Title as that <br />portion of the yard on the same lot with the principal building, located behveen the rear <br />building line as specified in the yard regulations for the district in which such lot is <br />located and the rear lot line and extending the full width of the lot.) Overall Area: The <br />overall area of attached garage spare and detached accessory buildingw spare shall not <br />exceed the floor area of the main le'.'el of the principal residential structure on the <br />property exterior dimensional footprint of the principal structure. excluding any attached <br />garage footprint. <br /> <br />2 <br />
