Maximum <br />Total Surface Area: Including detached accessory structures, principle structures, <br />pavement surfaces (asphalt. concrete and/or brick. stone or other paver), the total <br />impervious surface on ~ eaeh residential lot or parcel shall not exceed thirty percent <br />f30%j of the total lot or parcel size. <br /> <br />Height: Accessory buildings shall not exceed one story or fifteen feet (15') in height and <br />the '1.'all height shall not exceed nine feet (9') in height. The overall height of an accessory <br />building shall not exceed the o'/erall height of the principal residential structure on the <br />parcel. (Building height is as defined in the Minnesota State Building Code the vertical <br />distance bet'tveen the highest adjoining ground level at the building and the highest point <br />of a flat roof or average height of the highest gable of a pitched roof.) Location: No <br />accessory building or garden shed shall be erected or located within any front yard. <br />Accessory buildings and/or a garden shed shall be located behind the established front <br />building line of the principal structure. , except for through lots and lake shore lots. <br />Accessory buildings On through lots and lake shore lots accessory buildings and/or a <br />garden shed may be located between the roadway right-of-way line and the principal <br />structure, provided said accessory building they meets the required front yard setback~ <br />the district in \vhich it is located. <br /> <br />Dri'/e'1/ay Required: ,^~ny accessory building capable of storing one or more motorized <br />vehicles shall be provided with a hard surfaced drive\vay to an adjacent public street, <br />unless the primary purpose of the building is for equipment, materials, or non vehicle <br />storage. Minimum Setbacks: A garden shed and/or accessory building~ shall be set <br />back a minimum of 5 feet from a side yard or rear yard lot line and., a minimum of 6 feet <br />from any other building or structure on the same lot or parcel. , and behind the principal <br />structure building line in the front yard. <br /> <br />In Ground Garages: Where the natural grade of a lot at the building line of a house is <br />eight feet (8') or more above the established curb level an accessory building for '/ehicle <br />storage (garage) may be erected within any yard, pro'/ided that one half (1/2) of the <br />height or more is belov/ grade level. Such an accessory building shall be set back a <br />minimum of twenty feet (20') from any right ofv.'ay. Parts ofPriReipal BuildiR2:: For <br />zoning and setback purposes, an accessory building shall be considered as an integral part <br />of the principal building if it is located less than 6 feet from the principal building. <br />Prohibited Location: Accessory buildings and/or a garden shed shall not be located <br />within any public or private utility or drainage easement.
