Section 1004.01A is hereby amended to read: <br /> <br />A. Accessory Buildings In Residential Districts: <br /> <br />1. Number Allowed: Each residentially zoned or used parcel shall be allowed eae <br />aeeessory building, and one storage/tool/garden shed. up to 2 detached accessory <br />buildings and 1 garden shed. based upon certain maximum limitations identified in this <br />section. <br /> <br />2. Loeation: No aeeessory building shall be erected or located within any front yard. <br />:\~cessery buildings shall be loeated behind the established front building line of the <br />principal structure, except for through lots and lak.eshore lots. Accessory buildings on <br />through lots and lak.eshore lots may be located between the road'.vay and the principal <br />structure, provided said accessory building meets the required front yard setback for the <br />district in which it is located. Storage Garden Sheds: The size of the allowed garden <br />shed shall be limited to a maximum area of 120 square feet, a maximum height of 12 feet. <br />and shall match with the principal residential structur-e in exterior color and/or material. <br />The one allowable garden shed shall not be considered an accessory building. <br /> <br />3. Minimum Setbaek: ,^.:ccessory buildings shall be set back a minimum of five feet (5) <br />from a side yard or rear Y8:fd lot line, a minimum of six feet (6) from any other bHilding <br />or structHre on the same lot, and behind the principal struetur-e building line in the front <br />yafth Detached Accessorv Buildini! Size Limit: Total detached accessory buildings area <br />shall be limited to 40% of a required rear yard area, up to a maximum size of 864 square <br />feet. The one allowable storage/tool/garden shed shall not be inclHded in this area or <br />coverage requirements, provided said storage/tool/garden shed does not exceed one <br />hHndr-ed twenty (120) square feet in area. If an existing storage/tool/garden shed exeeeds <br />one Imndred twenty (120) sqHare feet in area, that portion of the bHilding over one <br />hHndred t.,'/enty (120) sqHare feet shall be inclHded in the area and cO'/erage reqHirements <br />for aA accessory building. (Rear yard is defined in Section 1002.02 of this Title as that <br />portioR of the yard OR the same lot with the principal bHilding, located behveen the rear <br />bHilding line as specified in the yard regHlations for the district in which such lot is <br />located and the rear lot line and extending the full width of the lot.) The 40% rear yard <br />limitation is calculated by taking the width of the subiect lot or parcel and multiplying it <br />by the required rear setback depth of 30 feet. then multiplying that number by .4 or 40%. <br /> <br />1 <br />
