Requirements For Increasine: Maximum Size: <br />The size of an detached accessory buildin~ may be increased from a total of eight <br />hundred sixty four (8641 square feet to a maximum total size of one thousand eight <br />f 1 ,008~ square feet.:. after a peblic heariflg 8fld appCO'lal of a eonditionalese permit in <br />accordan.ce with Section 1013.01 of this Title, provided all other applicable provisions of <br />this Section are met. A public hearing and approval of a conditional use permit in <br />accordance with Section 1013.01 of this Title. and provided all other applicable <br />provisions of this Section are met. is necessary. Conditions may be attached to the permit <br />to mitigate the impact on adiacent properties. including. but not limited to. increased <br />setbacks. landscape screening. architectural color and detail requirements. drainage <br />provisions. and limiting additional exterior storage. When reviewing an application for a <br />conditional use permit. the Planning Commission and City Council shall consider the <br />following criteria: <br /> <br />1. Impact on traffic. <br />2. Impact on parks. streets and other public facilities. <br />3. Compatibility of the site plan, internal traffic circulation. landscaping and <br />structures with contiguous properties. <br />4. Impact of the use on the market value of contiguous properties. <br />5. Impact on the general public health. safety and welfare. <br />6. Compatibility with the City's Comprehensive Plan.'; <br /> <br />Size Limits: The size of an accessory buildiflg shall be limited to forty percent (40%) of a <br />required r~ar yard area, ep to a maximum size of eight hundred sixty four (864) square <br />feet. The Ofle allov/able storage/tool/gardefl shed shall flOt be inc1eded in this ar~a or <br />cO'.'erage requir~ments, provided said storage/tool/garden shed does not exceed Ofle <br />hUfldred tweflty (120) square feet in area. If an existiflg stOfage/tool/garden shed exceeds <br />one Imndred tv.'enty (120) squar~ feet in area, that portion of the building over one <br />hUfldred twenty (120) square feet shall be iflcluded in the area and coverage reqeiremcmts <br />for an accessory beilding. (Rear yard is defined in Section 1002.02 of this Title as that <br />portion of the yard on the same lot with the principal building, located betv,eefl the rear <br />beilding line as specified in the )'ar{) regelations for the district in which sech lot is <br />located and the rear lot lifle an.d extending the full width of the lot.)
