. <br />� <br />MEMORANDUM <br />RE: Nlargolis Request <br />� <br />20 January 1984 <br />Page 4 <br />constructed in good faith in accordance with the plan in a timely fashion. <br />The se�:ond is that Mr. Margolis's staff operates the facility in accordance <br />with the proposed terms and with a conscious effor� toward keeping the <br />appearance and the function of the site compatible with the residential areas <br />to the north and east and with the visual effect relating to the extensive <br />traffic on LarPenteur Avenue. <br />We have had considerable discu5sion with Mr. Margolis regarding the ].onger <br />range use of the proper�y. We have suggested �hat it is very� important to <br />not think in terms of expanding the use of the site as a landscape cantractors <br />yard. In particular, there should b� na extensive investment of further <br />structures tending to make the property more di�ficult to convert to otl�er <br />uses. Mr. Margolis agrees that th� ultimate use of the property should b� <br />for xesidential purposes, and that its location r�levant to the pazk and <br />th� residential area makes this use a practical one. We have encouraged him <br />to se�k potential residenti�al developers who �nay wish to acquire the site <br />and convert it to residential use. Such residences would take the form of <br />some type of multi-family use k�ecause of the pocar soil conditions that exist <br />on �the site. Such a use could be concen�rated to the sauth and west using <br />a Plaz�neci Unit Development ap�roa�h, making it readily compatible to th� <br />rear yards of the contiguaus resiclential pro�erties. This is ano�h�r reason <br />for making it reasanabl� to i,nves� in good plant m�.teriaJ now as an ulrimate <br />Screen betw�en the single family residences and the rest a� the property. <br />This type o€ developmer,t program, we �ugges�, is a reason�ble and practical <br />objective to pursue in the joint inter�sts of khe neighbors, Mr. Mazgolis, <br />and the City as a whAle. <br />
