It is estimated <br />that this development could result in 420 jobs, an estimated payroll of <br />$9,500,000, and estimated taxes of 345,000. Current taxes are <br />approximately $90,000. Initial ~ ~ <br />environmental studies did not identified any major environmental ~ <br />concerns on the site but there is evidence that the site has been used <br />as a dump and trucking site over the years. Additional environmental <br />review identified soil and/or ground contaminatior1, soil and ground <br />water clean up was required. Ultimately an <br />application for $96,000 was made for assistance from the <br />Revitalization fund in November of 1997. . <br /> <br />The City reviewed proposals from three developers which could <br />ultimately result in the development of a total of 360,000-600,000 <br />square feet of new office, office/flex, office/warehouse buildings on <br />the site. Thirteen single family homes were removed. The site will <br />generate approximately 800 to 1200 jobs, an estimated annual payroll <br />of $25,000,000, and estimated annual property taxes of nearly <br />$1,000,000 upon buildout.
