<br />office/flex building. Construction is slated to begin in the summer of <br />1996 with completion in the fall of 1996. It is estimated that the uses <br />in the new building will provide 280 jobs and an annual payroll of <br />approximately $6 million. The estimated annual real estate taxes <br />produced will be approximately $235,000 per year. The site currently <br />generates approximately $75,000 taxes annually. <br /> <br />2. Allen/Ideal Security site at 2621 N. Fairview Avenue <br /> <br />3. <br /> <br />~ <br /> <br />Fairview H.A. Associates, LLP is in the process of purchasing the <br />former Ideal Security Hardware site at 2621 N. Fairview Avenue. <br />Fairview H.A. Associates, LLP is participating in the voluntary <br />investigation and clean up program with the Minnesota Pollution <br />Control Agency to clean up the site. There currently exists a vacant <br />deteriorated office warehouse structure on the site. Fairview H.A. <br />Associates, LLP is currently working with the Minnesota Pollution <br />Control Agency to develop an approved remedial action work plan for <br />the clean up of contaminated soil and ground water on the site. It is <br />estimated that the investigation and clean up will cost approximately <br />$370,000. Potential funding sources include City of Roseville tax <br />increment funds, developer, Minnesota Department of Trade and <br />Economic Development Contaminated Clean up Program and <br />Metropolitan Council Tax Base and Revitalization Funds. <br /> <br />Once the site is cleaned up, Fairview H.A. Associates, LLP is <br />proposing to construct a 40-55,000 square foot office/flex building on <br />the site. It is estimated that this proposed development could <br />generate 100 jobs, an annual estimated payroll of $2,682,000, and <br />estimated annual taxes of $135,000.
