<br />j The curb line of the cul-de-sac is situated approximately 30 feet from the property <br />line, thus allowing ample area between the new garage addition and street curb line to <br />park a vehicle, which does not create any significant impacts on the minimally <br />(mostly adjacent residents and mail delivery) traveled Heinel Circle. <br /> <br />g. The impacts of this redevelopment project, if the variances were issued, will not <br />create any significant community impacts on the health, safety, or general welfare. <br /> <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Planning Commission, to recommend <br />approval of the variances to Sections 1004.02DS (Dwelling Dimensions and Appearances and <br />Height, Frontage, Yard and Lot Area Requirements in R-l Districts), 1016.16A (Structure Design <br />Standards), and 1016.22Al (Non-Conformities) of the Roseville City Code, regarding the request by <br />Peter Vesterholt, for property at 699 Heinel Circel, subject to the following conditions: <br /> <br />Signature: <br /> <br />Attest: <br /> <br />A. <br /> <br />The parcel shall be limited to a maximum impervious area of 4,784 square feet or <br />25% of the parcel size and the garage addition shall be limited to 527 square feet <br />as depicted on the attached proposed floor plan. <br /> <br />B. <br /> <br />The proposed principal garage addition shall be set back a minimum of five feet <br />from the northeast (side) property line and set back a minimum of seven and one <br />half feet from the southeast (front) property line. <br /> <br />c. <br /> <br />All roof drainage created by the addition and existing attached garage must be <br />collected in gutters and channeled to the natural drainage way within the <br />applicant's property (northeast). <br /> <br />D. <br /> <br />Because of the size of the variances being granted, no other accessory building or <br />tool shed shall be permitted on the property. <br /> <br />E. <br /> <br />The property owner shall provide the City with a landscape plan that addresses <br />the interests of the Department of Natural Resources. <br /> <br />, this 10th day of January, 2001 <br />Craig Klausing, Chair Roseville Planning Commission <br /> <br />, this 10th day of January, 2001 <br />Dennis P.
