The <br />front of the proposed addition will be faced with brick and wood siding. The north gable <br />will be faced in stucco. The entire roof will receive new asphalt shingles. <br /> <br />The final building mass will be consistent with that on the contiguous properties. <br />Essentially, the basic style of the existing rambler will be retained and enhanced by the <br />proposed project. <br /> <br />The proposed building and driveway addition does not place more vehicles adjacent to <br />living quarter first floor bedrooms of our neighbors. (All of our current vehicles will be <br />parked under one roof whereas one of our vehicles is parked in the driveway at present). <br /> <br />The drainage and roof gutters of the proposed project will guide water away from the <br />proposed structure and adjacent structures. <br /> <br />The roof of the proposed addition is properly proportioned. It will integrate extremely <br />well with the roof of the existing house. <br /> <br />Setback Considerations <br /> <br />The proposed addition will not reduce the side yard setback by more than 50% or be <br />closer than seven feet (7' - 0") to the front property line. <br /> <br />Our house is closer than 30 feet to the front property line. We presume that the front yard <br />setback requirements were different when our house was built than they are today. <br />Further, we believe that our neighbor's house and garage are located much closer to the <br />property lines than is allowed by current City Code. We believe that the proposed <br />addition will not materially affect the "visual proximity" of our house relative to the curb <br />line of the cul-de-sac. <br /> <br />Our proposed driveway expansion will be no closer than 5 feet to the northeast property <br />line. <br /> <br />Submittal Requirements <br /> <br />a.
