The City does not use the <br />private drive located along the western property line of the parcel encompassing 2700 Snelling <br />Avenue North as an access and does not claim a right to cross the common boundary line between the <br />Roseville Parks Department facility and 2700 Snelling Avenue North. <br /> <br />4. At its February 7, 1979 meeting, the Roseville Planning Commission recommended approval of the <br />request by Fine Associates to rezone certain property located at 2700 Snelling Avenue North from R-l <br />(Single Family Residential) to B-1 (Limited Business) and recommended approval of a variance <br />allowing the building height to increase from three to five stories. <br /> <br />5. At its February 12, 1979 meeting, the Roseville City Council approved the request by Fine Associates <br />to rezone certain property from R-l (Single Family Residential) to B-1 (Limited Business) and <br />recommended approval of a variance allowing the building height to increase from three to five <br />stories. <br /> <br />6. At its May 21, 1979 meeting, the Roseville City Council approved a revision to the development plan <br />for 2700 Snelling Avenue North that included: 1. Expansion of the building from 182,000 square feet <br />to 236,000 square feet; 2. Expansion of the parking lot area further to the south; and 3, Increase in the <br />amount of landscaping and berming on the east side of the proposed expansion of the parking lot. <br /> <br />7. The City has reviewed the information provided by Mohagen Architects, ltd. regarding the structure at <br />2700 Snelling Avenue. The Roseville Zoning Ordinance requires off-street parking at a ratio of 5 <br />spaces per 1,000 square feet of gross floor area. Gross office floor area applied to off-street parking <br />requirements is determined to be 85% of the gross building area. The City's review of the survey <br />submitted by HTPO dated April 13, 2000 (project no. 00-030) concludes the site currently has 1,001 <br />off-street parking spaces, which complies with Section 1005.01Db of the Roseville Zoning Ordinance. <br /> <br />8. The Roseville Community Development Department is unaware of any outstanding issues regarding <br />the pond located in the northeastern portion of the property. The City is responsible for maintenance <br />of structures and general cleaning of the pond.
