<br />The proposal would require rezoning from B-1, Limited Business District to PUD with an underlying <br />zoning of B-1, Light Business District. The Comprehensive Land Use Plan designates that property as <br />Limited Business (LB) for which an office use is consistent. <br /> <br />The property is located between Snelling Avenue Frontage Road (west), Pascal Street (east) and <br />County Road C. The Arona redevelopment site lies to the north, single family to the east, industrial to <br />the south, and commercial to the west and southwest. <br /> <br />The proposal would use the existing accesses to the site currently provided off of the frontage road. <br />Access to the office addition and parking deck would be provided from the site's private interior <br />roadway. For a modification and improvement of this magnitude, the City will complete a traffic <br />study. <br /> <br />The proposal anticipates construction of a 1470 stall, five level off-street parking deck, with a portion <br />ofthe deck being constructed into the existing berm adjacent to Pascal Street, County Road C, and the <br />frontage road. <br /> <br />Very conceptual plans have been provided indicating the site plan and a building elevation. <br />Landscaping has been indicated on the east side of the property to screen the adjacent property owners. <br />A retention pond is necessary on the site that may require certain modifications to the parking deck or <br />office addition. <br /> <br />3.0 SUGGESTED ACTION <br /> <br />Provide comment and direction regarding the attached plans to staff and Mr. Williamson on the request <br />for additional development of property located at 2770 Snelling A venue. <br /> <br />Prepared by: Thomas Paschke (490-2236) <br /> <br />Attachments: Location map; proposed plans and building elevations. <br /> <br />RPCA Sketch Plan Review (121300) Page 2 of2 <br />
