Plannine File 3283: A request by Ryan Companies to amend the Centre Pointe <br />Planned Unit Development for the allowance of an additional 180,000 square feet <br />of office building floor area and consideration of a voluntary Environmental <br />Assessment Worksheet (EA W) specific to the Veritas site. <br /> <br />Chairman Craig Klausing opened the public hearing and requested Community <br />Development Director Dennis Welsch to provide a verbal summary of the staff report <br />dated January 10, 2001. <br /> <br />Dennis Welsch presented the background and a series of diagrams explaining the <br />impacts. <br /> <br />Dave Hohn, Veritas Senior Manager, explained the Veritas business and growth concepts <br />for "continuously available software", focusing on large corporate customers. The <br />company partners with (but does not manufacture) large international manufacturers. <br />Veritas had 5,000 employees in 2000 and will have 7,500 in 2002 worldwide. Currently <br />Veritas has over 2 million s.f. being developed worldwide. <br /> <br />Currently there are 150 employees, with 75 more engineers to be hired, with 180 sales <br />and tech support by the end of 200 I. Visitors to the site will increase dramatically and <br />will use nearby hotels, walking from the hotel to Veritas Campus. About 50% of the new <br />staff comes from existing employee referrals. <br /> <br />Kent Carlson explained the detail of the new request, noting the change from two floors <br />to four floor buildings, more green space and a better parking ramp. <br /> <br />Member Cunningham asked what the maximum height (in stories) that the new buildings <br />could be expanded to (4 stories). <br /> <br />Member Rhody asked whether two or four stories of parking would ultimately be needed, <br />Kent Carlson explained the buildings are not densely used; the people per 1000 s.f. of <br />space is lower at four or 3.5 people per 1,000 s.f.. A two-story ramp will be built; he <br />does not expect a four-story ramp (A proof of parking condition in the PUD). <br /> <br />There were no public comments. Chair Klausing closed the hearing. <br /> <br />The Planning Commission (at the March 14th Planning Commission meeting will review <br />the EA Wand comments. <br /> <br />Chair Klausing explained he wished more comment and detail on the traffic impacts. <br /> <br />Motion: Member Klausing moved, second by Member Cunningham, to find that the <br />land uses proposed within the Veritas amendment (122,000 s.f. of additional office space) <br />to the existing Planned Unit Development to be consistent with the Comprehensive Plan <br />and the intent of the 1997 Centre Pointe PUD. <br /> <br />Ayes: 5 <br />Nays: 0 <br />
