Provide an estimate of the impact on
traffic congestion on the affected roads and describe any traffic
improvements, which will be necessary.
A comprehensive traffic study has been performed to examine the potential
impacts of the Centre Pointe development. The detailed traffic report is appended
to this report as Appendix B. The following paragraphs provide a summary of the
traffic analyses presented in the attached report.

The daily and peak hour trip generation was estimated using the Institute of
Transportation Engineers' Trip Generation, 6th Edition, resulting in the trips listed
above. Table 22-1 presents the current trip generation estimate along with trip
generation estimates prepared for the 1997 and February 2000 Centre Pointe
development concepts.

Table 22-1
Trip Generation for Previous and Current Centre Pointe Development Concepts

Centre Pointe Development Scenario Trip Generation
Daily PM Peak Hour
Development Approved in 1997 7389 787
Development Approved in February 2000 6446 803
Current Development Proposal 7369 930

Transportationffraffic Impacts
The p.m. peak hour traffic forecasts were developed for five signalized
intersections and five unsignalized intersections.
