<br />1 <br />findings in Section 5 of the project report and contingent upon compliance with the following <br />2 <br />conditions: <br />3 <br /> <br />4 <br />a. <br />The attached garage shall be set back a minimum of 23 feet from the front yard <br />5 <br />property line adjacent to Fernwood Street. <br />6 <br /> <br />7 <br />b. <br />The attached garage shall be limited to a width of 21 feet, a depth of 22 feet and a <br />8 <br />size not to exceed 462 sq. ft. <br />9 <br /> <br />10 <br />c. <br />Impervious coverage for the parcel be limited to 3,540 square feet. <br />11 <br /> <br />12 <br />d. <br />The structure shall be used for vehicle and personal storage needs. The structure <br />13 <br />shall not be used as a home occupation or commercial business. <br />14 <br /> <br />15 <br />e. <br />Drainage and roof gutters shall be installed along the north roof line to direct <br />16 <br />runoff away from the adjoining (east/west) property. <br />17 <br />f. <br />The variance shall expire within six months after the approval date (March 2, <br />18 <br />2005) unless that applicant has been granted a building permit. <br />19 <br /> <br />20 <br />Member Mulder asked if other comments had been received. Planning File 3624: Request by Jeff Brown for Variances to Section 1004 <br />39 <br />(Residence District) and 1016 (Shoreland, Wetland and Storm Water <br />40 <br />Management) of the Roseville City Code to allow the construction of a home and <br />41 <br />attached garage on the vacant parcel addressed as 1935 Lake Street. <br />42 <br /> <br />43 <br /> <br />Chair Bakeman opened the hearing andrequested City Planner Thomas Paschke to provide a <br />44 <br />verbal summary of the report dated March 2, 2005. He explained Jeff Brown seeks approval of <br />45 <br />multiple Variances to the Roseville City Code to allow the construction of a single family <br />46 <br />residence on the existing vacant parcel at 1935 Lake Street: a 3, 5 and 9 foot Variance to Section <br />47 <br />1004.016; a 22 foot and a 5,172 sq. ft. Variance to Section 1016.14B; a 39 foot Variance to <br />48 <br />Section 1016.16A; and a 143 sq. ft.
