Planning File 3637:Request by Andrew Dachtera, 732 Grandview Avenue, for <br /> <br />14 <br />Variances to Section 1004 of the Roseville City Code to allow construction of an <br />15 <br />addition on to his existing home. <br /> <br />16 <br /> <br />17 <br />Chair Bakeman opened the hearing and requested that staff provide a verbal summary of the <br />18 <br />report dated May 4, 2005. <br />19 <br />20 Thomas Paschke, City Planner, indicated that Andrew Dachtera is seeking approval of a <br />21 341 sq. ft. (3.4%) Variance to Section 1004.01A6 (Maximum Total Surface Area) and an <br />22 18 foot Variance to Section 1004.016 (Residential Dimensional Requirements – Front <br />23 Yard Setback) of the Roseville City Code to allow the construction of (generally) an 18 <br />24 foot wide by 42 foot long house addition and a new attached garage 30 feet wide by 26 <br />25 feet deep. <br />26 <br />27 Section 1004.01A6 (Maximum Total Surface Are) allow single and two family <br />28 residential property a maximum imperious (structure footprint and paved surfaces <br />29 including brick or stone pavers) coverage of 30% of the lot/parcel size. <br />30 <br />31 Section 1004.016 (Dimensional Requirements – Front Yard Setback) of the Roseville <br />32 City Code limits a principal structure to minimum front yard setback of 30 feet. <br />33 <br />34 The existing home and detached garage are set back 30 feet from the property line along <br />35 Grotto Street. The proposed 18 foot wide addition would extend into the required <br />36 principal structure setback to a point 12 feet from the property line adjacent to Grotto <br />37 Street. The Dachtera property is 10,160 sq. ft. in size affording 3,048 sq. ft. of <br />38 impervious coverage. Based on the submitted site plan the City Planner has estimated <br />39 that the existing parcel includes 3,106 sq. ft. of impervious coverage (896 – house, 480 – <br />40 garage, 840 – driveway, 320 – sheds, and 570 – miscellaneous). <br />41 <br />42 Staff recommended approval of a 341 sq. ft. Variance to Section 1004.01A6 (Maximum <br />43 Total Surface Area) and an 18 foot Variance to Section 1004.016 (Residential <br />44 Dimensional Requirements – Front Yard Setback) of the Roseville City Code to allow the <br />45 construction of a house and attached garage addition, based on the findings in Section 5 <br />46 of the project report dated May 4, 2005, and the following conditions: <br />47 <br />Page 3 of 7 <br /> <br />
