1 <br />2 Member Boerigter supported the approval, but did not support condition “e” (parking on <br />3 boulevard) because it is done throughout the neighborhood. because parking on the <br />4 boulevard is permitted. <br />5 <br />6 Mr. Dachtera asked if one of the sheds can be retained. The Board explained that the <br />7 variance (as proposed) allows more lot coverage than permitted b the Code. The sheds <br />8 would add more to the variance. The Board was not concerned with whether the shed <br />9 was added, if it remains under 3,389 sq. ft. Staff was asked to work with Mr. Dachtera to <br />10 clarify the lot coverage numbers. <br />11 <br />12 Chair Bakeman closed the hearing. <br />13 <br />Motion: <br />14 Member Boerigter moved, seconded by Member Pust, to adopt a <br />15 Resolution approving a 341 sq. ft. Variance to Section 1004.01A6 and an 18 foot <br />16 Variance to Section 1004.016 of the Roseville City Code for Andrew Dachtera, <br />17 732 Grandview Avenue, based on the findings in Section 5 and the conditions of <br />18 Section 6 a through d and f through h, below, (with modification of “a” and <br />19 exclusion of condition “e”) of the project report dated May 4, 2005. <br />20 <br /> <br />a. <br />21 The elimination of one or both existing sheds from the premises if <br />22 necessary to meet the 3,389 sq. ft. of coverage, prior to the applicant <br />23 receiving a Certificate of Occupancy. <br /> <br />b. <br />24 No other garden shed or detached accessory structure shall be allowed on <br />25 the premises. <br /> <br />c. <br />26 The attached garage shall be set back a minimum of 12 feet from the front <br />27 yard property line adjacent to Grotto Street. <br /> <br />d. <br />28 The attached garage shall be limited to 780 sq. ft. <br /> <br />e. <br />29 Parking in front of the attached garage shall be prohibited. Should the <br />30 applicant desire to park in front of the attached garage the structure must <br />31 be shifted east 8 feet or the applicant must receive a VARIANCE to <br />32 Section 604.06 of the Roseville City Code from the City Council? <br /> <br />f. <br />33 The principal structure (home) including the proposed addition and all <br />34 paved surfaces shall not exceed shall be limited to 3,389 sq. ft. or 33.4%. <br /> <br />g. <br />35 Drainage and roof gutters shall be installed to properly direct runoff away <br />36 from the adjoining property. <br /> <br />h. <br />37 The variance shall expire within six months after the approval date (May <br />38 4, 2005) unless that applicant has been granted a building permit. <br />39 <br />40 Ayes: 3 <br />41 Nays: 0 <br />42 Motion carried. <br />43 <br />44 <br />45 <br />Page 5 of 7 <br /> <br />
