<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 02/14//01 <br />ITEM NO: 6c <br /> <br />Manager Approved: Agenda Section: <br />PUBLIC HEARING <br /> <br />A request by Brad and Randi Lundell, 1828 Ryan Avenue, for a variance to <br />Section 1004.02D4 of the Roseville City Code to allow the construction of a <br />garage addition to encroach into the required setback adjacent to a corner side <br />yard property line. (PF3288) <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Brad and Randi Lundell, property owners of 1828 Ryan Avenue, have requested a variance <br />from Section 1004.02D4 of the Roseville City Code to allow them to expand their existing <br />single stall garage into a double stall garage. The variance is sought to allow construction of a <br />10 foot by 20-foot (200 square foot) addition onto their existing attached garage. The proposed <br />garage addition would encroach into the required street side comer lot setback 30 feet or up to <br />the property line. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Section 1004.02D4 (Dwelling Dimensions and Appearances and Height, Frontage, Yard <br />and Lot Area Requirements in R-l Districts) states: A side yard adjacent to a street on a <br />corner lot shall not be less than 30 feet.. The Lundell's want to add an additional stall onto <br />their existing single stall attached garage. The existing attached garage, 12 feet wide by 20 feet <br />deep (240 square feet) lies approximately 10 feet from the corner side yard property line of <br />Fairview Avenue. The proposed lO-foot garage addition, if approved, would be located on the <br />property line. <br /> <br />2.2 The Lundell's home was constructed in 1955 and does not meet the current comer side yard <br />setback of 30 feet, nor does the existing driveway meet the required 30-foot setback from a <br />street intersection. Both of these discrepancies are considered to be pre-existing non- <br />conforming uses. <br /> <br />2.3 The Lundell's home is a rambler with a full basement and comprised of approximately 1,196 <br />square feet of living area. The attached garage is located on the west side of the principal <br />structure, adjacent to Fairview Avenue.
