2.3 The Minor Subdivision process only requires a sketch plan of the proposed lot
modification. During the review process, staff has discussed the possibility of placing
the lot line no closer than two feet from the existing driveway and no closer than three
feet from the existing detached garage. If appropriate, these two encroachments would
require a setback permit approval by the Development Review Committee. A copy of the
proposed recombination is attached for the Council's review and consideration.

2.4 The proposed new interior lot line will require Mr. Kueffer to apply and receive a setback
permit for the existing driveway and detached garage to remain in their current location.

2.5 The applicant will be required to provide the City with the appropriate recording medium
necessary to sign for applicant recording at Ramsey County.

3.0 STAFF RECOMMENDATION

3.1 By motion, approve (approve with modifications or deny) the request by James Kueffer
for a correction of Lot 4 and Lot 5, Block 2, Franksons Garden Plateau, 896 Parker
Avenue.

Prepared by: Thomas Paschke (490-2236)

Attachments: Property location map and proposed lot line correction.
60-day Time Limit: Application received on January 17,2001.
