<br />. <br /> <br /> <br />February 2, 2001 <br /> <br />Mr. James Kueffer <br />896 Parker A venue <br />Roseville, MN 55113 <br /> <br />RE: Application for a Minor Subdivision of two parcels located at 896 Parker A venue. <br /> <br />Dear Mr. Kueffer: <br /> <br />Thank you for your recent application for a minor subdivision, which if approved, would allow <br />you to construct a home on the adjacent lot. In review of your submitted application and site <br />plan, it is unclear to the Development Review Committee (DRC) where the new lot line would <br />lie. <br /> <br />The Roseville City Code requires single family residential lots to be a minimum of 85 feet in <br />width. Currently the Lot 4, Frankson's Garden Plateau is 87 feet wide and Lot 5, Frankson's <br />Garden Plateau is 88-l/2 feet wide. It also appears from the drawing and my recollection from <br />previous conversations, that the existing driveway and garage lies on a small portion of Lot 4. <br /> <br />While the DRC understands your intent, they are unable to act on your request and proceed <br />forward until you provide a proposal. Given the current situation a few options exist that could. <br />be considered by the DRC. Specifically, you need to consider whether you would propose a - <br />shared driveway and how the modified property line would jog around the existing garage so that <br />you do not create a variance situation. The DRC reacts to proposals and the information you <br />provided does not propose a minor subdivision. <br /> <br />Your application was submitted on January l7, 2001 and required a response from the City <br />within 10 days either accepting the application as complete or deeming the application <br />incomplete. However, the DRC was unable to properly act on your application within the <br />required 10-days, Hence, the 60-day action deadline on your minor subdivision application has <br />begun. <br /> <br />Nevertheless, the DRC has deemed your application incomplete, which application cannot be <br />properly processed and acted upon by the Roseville City Council, until such time as the DRC <br />receives a proposal for modifying the lot line or you apply for a variance to deal with the existing <br />garage and driveway, A variance application has been included for your completion should you <br />desire this approach.
