<br />Benning used to provide required screening of parking lots and other open <br />areas shall have a maximum slope ratio of three to one (3:1). (1010.14) <br /> <br />4. Front Yard Setbacks: Front yard setbacks shall have a screen that is eighty <br />percent (80%) opaque and a height of two and one-half feet (2 1/2'). The <br />screen may be: (101O.14E3) <br /> <br />a. Plant materials; <br /> <br />b. Wood, concrete, masonry or ornamental iron; or <br /> <br />c. A combination of these materials. <br /> <br />5. Plant Size: Plant size requirements for landscaping areas shall be as follows: <br />(1010. 14E4) <br /> <br />a. Deciduous trees shall be at least two and one-half inches (2 1/2") in <br />diameter as measured four feet (4') from the base at the time of planting. <br /> <br />b. Ornamental trees shall be a minimum of two and one-half inches (2 112") <br />in diameter as measured four feet (4') from the base. <br /> <br />c. Evergreen trees must have a minimum height of six feet (6'). <br /> <br />d. Evergreen shrubs used for screening purposes shall be at least three feet <br />(3 ') in height at planting. Evergreen shrubs will have a minimum spread of <br />twenty-four inches (24"). <br /> <br />e. Potted shrubs shall be in a five (5) gallon pot or larger. <br /> <br />6. Areas Other Than Building And/Or Hardstand: All areas of land other than <br />that occupied by building and/or hardstand (parking areas and driveways) <br />shall be landscaped with sod and/or mulch and/or rock material in planting <br />beds where appropriate. (101O.14E5) <br /> <br />D. All off-street parking areas containing more than six (6) parking spaces <br />contiguous to residential areas shall be screened with fencing or landscaping to <br />create an all-seasons screen, eighty percent (80%) opaque, to a height of five feet <br />(5').
