<br />L. In all industrial districts parking of vehicles shall be pennitted no closer than forty <br />feet (40') to the rear lot line of adjoining residential districts and shall be screened <br />from view from adjacent residential areas. The forty-foot (40') strip adjacent to <br />the rear lot line shall be landscaped. Parking of vehicles shall be pennitted no <br />closer than five feet (5') to rear lot lines adjoining nonresidential districts. <br />(1007.01A3c) <br /> <br />Section 7. Parking: Landscape Requirements <br /> <br />A. Buffer Zone Between Business and Residence District: Where a business district <br />abuts a residence district, any new development shall include a buffer zone. There <br />shall be a protective strip of not less than ten feet (10') in width. This protective <br />strip shall contain no structures, shall not be used for parking, off-street loading or <br />storage and shall be landscaped. The landscape treatment shall include a compact <br />screen wall or fence but shall not extend within fifteen feet (15') of the street right <br />of way. The planting or fence design must be approved by the City Council as <br />being in hannony with a residential neighborhood and providing sufficient <br />screening of the commercial area. The hedge or fence shall be no less than six (6) <br />nor more than six and one-half feet (6 1/2') in height. (1005.0ll) <br /> <br />B. In industrial districts all yard space between the building setback and the street <br />right-of-way line not utilized for parking of vehicles shall be landscaped with <br />grass, trees and other landscape features as may be appropriate. <br /> <br />C. Landscaping in Parking Area: <br /> <br />1. Five percent (5%) of the surface area of the land within a parking area shall be <br />landscaped with grass, shrubbery, trees and/or other approved ground cover. <br />All areas of land other than occupied by building and/or hardstand (parking <br />areas and driveways) shall be landscaped with sod and/or mulch and/or rock <br />material in planting beds where appropriate. (1010.05) (1010.14) <br /> <br />2. Parking lots of fifty (50) or more spaces are required to have one hundred fifty <br />(150) square feet oflandscaped islands per twenty-five (25) parking spaces. <br />One overstory or evergreen tree is required for every one hundred fifty (150) <br />square feet of interior landscaped area. The minimum width of landscape <br />islands is six feet (6') and the minimum area is one hundred fifty (150) square <br />feet. <br /> <br />3. The minimum number of overstory trees on any given site shall be one <br />overstory tree per fifty feet (50') of parking lot frontage plus trees required for <br />parking lot islands. Other understory trees, shrubs, flowers and ground covers <br />deemed appropriate for a complete quality landscape treatment of the site <br />shall be included in addition to the required minimum of overstory trees.) <br /> <br />9 <br />
