<br />This building was selected by the members of the community to house the schools because of its <br />close proximity to the community to be served. <br /> <br />As part of a lease transaction between the Landlord and Tenant, the following site improvements <br />will be made prior to commencement: <br /> <br />. Several private entrances into the leased premises will be expanded for the purpose of <br />allowing students and faculty to access the leased premises without having to use <br />building common area. The leased premises area will have access to the building <br />common corridors for the purposes of emergency exiting as well as a service <br />entrance. Meals will only be warmed on site and no food preparation will take place <br />as part of this use. The floor plan for the school has been designed with the students <br />safety as the number one concern. We recognize that creating a clear separation <br />between the school's premises and the remainder of the building is vital for a <br />successfUl tenancy. <br /> <br />. Construction of approximately 19,000 square feet of outdoor play area. This outdoor <br />play area will be converted from the existing parking lot. The outdoor play area will <br />include both hard and soft surface areas. The outdoor play area will be fenced off <br />from the rest of the parking lot. The schools shall have access to use the additional <br />green space currently designed as softball fields located on the northwest corner of <br />the site. <br /> <br />. The creation of a bus drop to allow for quick loading/unloading of students directly <br />into the building. <br /> <br />The school has requested 100 parking stalls for their use. Based on the number of stalls allocated <br />(3.5 per rentable square foot), this is well under the 175 parking stalls that have been allocated <br />for this vacancy. <br /> <br />Other charter schools throughout the Twin Cities have been quite successfUl operating in a multi- <br />tenant facility and often times can be an amenity to both the current and prospective commercial <br />tenants in the building. <br />
