<br />hearing regarding the Qwest Wireless request and recommended (7-0) approval ofthe <br />conditional use permit, subject to the following conditions: <br /> <br />1. The maximum height above grade at the monopole base may be up to 60 feet. <br />One antenna cylinder of the size and pole location specified in the application <br />may be installed on the monopole. <br /> <br />2. The equipment cabinets must be erected adjacent to the monopole in the location <br />specified in the application and must not exceed 10 feet by 20 feet or 200 square <br />feet in size and shall not exceed 10 feet in height. All utility wires or lines <br />leading to the monopole from the equipment shelter must be buried. <br /> <br />3. The area surrounding the equipment shelter and monopole must be screened with <br />either a fence and/or landscaping. If landscaping is selected, plant material must <br />be installed on the south, west, east sides of monopole/equipment area at a <br />minimum height of five feet (except accent shrubs); 75% of this plant screen must <br />be coniferous. A complete landscape plan must be prepared as part ofthe <br />building permit application and approved by the City prior to issuance of the <br />building permit. <br /> <br />4. The monopole is to be limited to the single user/applicant (Qwest Wireless). <br />Future antenna additions will require a revised CUP. <br /> <br />5. The monopole must not be lighted. <br /> <br />6. Electric and phone wires serving the equipment and monopole must be buried. <br /> <br />7. Parking of maintenance vehicles must occur in the off-street parking space <br />directly adjacent to Lovell A venue. <br /> <br />8. The 60 foot tall monopole and supporting equipment must be completely removed <br />from the site by the applicant (Qwest Wireless) after operations cease; the <br />equipment is damaged or unsafe as determined by the Roseville Building Official; <br />the CUP elapses or is determined to be in violation by the Community <br />Development Director. The City may require the applicant (Qwest Wireless) to <br />post a bond to assure timely removal of the monopole and supporting equipment. <br /> <br />9. The applicant must provide the Community Development Department with the <br />legal description of the property allowing proper recording of the CUP resolution. <br /> <br />10. Prior to issuance of a building permit, and within 60 days after approval of the <br />conditional use permit must be recorded with the Ramsey County Recorder. <br /> <br />11. This conditional use permit shall expire 18 months after approval if a building <br />permit has not been issued. (Section 1013.03) <br /> <br />3 <br />
