DAHLEN & DWYER, INC. ROSEVILLE PROFILE The City of Roseville is a first tier northern suburb of the City of St. Paul which had a 1996 population of 34,014. This was up slightly from the 1990 Census of 33,485. Roseville encompasses an area of 24.3 square miles and is a well-planned community of traditional and contemporary homes of all styles and price ranges. Roseville has also experienced a considerable amount of commercial and industrial growth over the years. Its strategic regional location along with its excellent access has influenced many families and employers to locate in the area. Roseville is well accessed by the Twin Cities Metropolitan Freeway System. The central portion of the community is equal distance from both the Minneapolis and St. Paul Central Business Districts. Interstate 35W passes through the Western portion of the City in a north/south direction. This is a major route from the northern suburbs into the core cities of Minneapolis and St. Paul. Interstate 35W passes directly into the Minneapolis Central Business District and interchanges with Interstate 94 approximately 3 miles south of Roseville. Interstate 94 provides direct access to the St. Paul Central Business District. Interstate 35W also interchanges with Interstate 694 approximately 2 miles north of Roseville. Interstate 694 is part of the beltline freeway system which completely encircles the Minneapolis/St. Paul Metropolitan Area. State Highway 36 passes through the southerly third of Roseville in an east/west direction. State Highway 36 interchanges with Interstate 35W and also with Interstate 35E. Interstate 35E provides direct access to the St. Paul Central Business District. The center of retail activity in Roseville is the Rosedale Regional Shopping Center which is located on the north side of Highway 36 between Snelling Avenue and Fairview Avenue. This is a 1,000,000 SF Regional Mall with anchor tenants including Day tons, Wards, and Mervyn's. There are numerous satellite shopping centers, restaurants and other commercial activity around the perimeter of the mall. Satellite commercial development has occurred primarily west and north of the mall. Southeast of Rosedale, to the south of Highway 36, is the Har Mar Shopping Mall which is anchored by Target, and T.J. Maxx. Har Mar recently completed an expansion of its facilities. Rosedale Shopping Center was expanded recently and has a new Day tons Store. The old Day tons Store was converted to additional retail space. 7
