<br />DAHLEN & DWYER, INC. <br /> <br />Crossroads of Roseville, located at County Road B-2 and Snelling Avenue, is a <br />340,000 SF shopping center anchored by Rainbow Foods, Kohls, Best Buy, and MN <br />Fabrics. Rosedale Square Shopping Center is a 146,149 SF shopping center located <br />at County Road C and Snelling Avenue. This center is anchored by Byerlys, <br />Wallgreens, and Burger Brothers. <br /> <br />Industrial activity in Roseville is located primarily north of County Road C and <br />west of Snelling Avenue. The area west of Interstate 35W and north of County Road <br />C is heavily industrial with office/warehouse, truck terminals, an Amoco Tank Farm, <br />and a Williams Pipe Line facility. There is considerable industrial activity north of <br />County Road C between Snelling Avenue and Interstate 35W. The area between <br />Fairview Avenue and Interstate 35W north of County Road B-2 is also still industrial. <br />The growth of retail activity has been encroaching into these industrial areas in recent <br />years with several industrial properties having the improvements razed and the site <br />developed commercially. <br /> <br />A major component of the industrial market during Roseville's early growth was <br />the trucking industry. Roseville became a major hub for the over-the-road trucking <br />companies in the 1950's. Many of these truck terminals have moved out of Roseville <br />in recent years. Increases in land values in the area have prompted some operations <br />to move to suburban areas with cheaper land. Some of the truck terminals have been <br />purchased for re-development. Deregulation of the trucking industry in 1980 also <br />increased competition and some firms were forced to move or reduce operations to <br />remain competitive. There are still quite a few trucking operations in the immediate <br />area. <br /> <br />The Twin Lakes Re-development Area is located in northern Roseville. It <br />extends from County Road C on the south to County Road C-2 on the north and from <br />Cleveland Avenue on the west to Snelling Avenue on the east. Langton Lake and <br />Oasis Pond lie within this area, hence the Twin Lakes name. <br /> <br />The Twin Lakes Re-development Area has historically been a location for truck <br />terminals. The Twin Lakes Area contains a total of 281 acres. Roseville has targeted <br />the Twin Lakes Area for re-development. It is expected that full re-development of <br />the area will be long-term. Roseville intends to orchestrate re-development of the area <br />from industrial use to primarily residential, business and office. The initial stages of <br />re-development have taken place within the past few years. The Centre Point <br />Business Park was constructed in late 1980's along the west side of Cleveland <br />Avenue north of County Road C. Centre Point occupies the site of the former Garrett <br />Trucking Terminal. The Rosedale Square Shopping Center was constructed several <br />years ago on the northwest corner of Snelling Avenue and County Road C. This was <br />also an industrial site that was re-developed. <br /> <br />8 <br />
