<br />1 Extract of Draft Planning Commission Minutes of June 13,2001: <br />2 <br />3 6(f) Plannine: File 3316: Perry Noland, Roseville Auto Repair, 2150 Hamline <br />4 A venue, request for applicable parking and paving setback variances to <br />5 allow renovation of the property and to conform with the (B-3) zoning <br />6 district requirements. <br />7 <br />8 Chair Rhody opened the hearing and requested Dennis Welsch to provide a verbal <br />9 summary of the project report dated June 13,2001 <br />10 <br />11 Community Development Director Dennis Welsch explained the project. Perry <br />12 Noland has requested approval of applicable parking and paving setback <br />13 variances for his Roseville Auto Repair Shop located at 2150 Hamline Avenue in <br />14 order to renovate the existing parking and landscaping on the site. <br />15 <br />16 Perry Noland explained his revised site plans to include oil storage tanks and <br />17 snow plowing along the east property line. There are no gas tanks underground <br />18 on the site. He will construct or reconstruct 8' fencing along the east and south <br />19 side (2 foot setback on south side). He will landscape the site. The asphalt will <br />20 be removed and will be started over. <br />21 <br />22 Member Mulder stated the setback variances would be 8 feet on the east and <br />23 south, allowing parking to within two feet along the south side. <br />24 <br />25 Chair Rhody explained the variance matrix. <br />26 <br />27 Member Olson asked what was done with a manhole at the back ofthe building <br />28 (No longer used; the area is fenced off). <br />29 <br />30 Member Duncan stated it would look better than currently if the variances are <br />31 approved. <br />32 <br />33 Mr. Noland said a curb cut minimum of 40' from intersection is difficult, but <br />34 could be done to meet Code. <br />35 <br />36 Member Traynor asked procedural questions. <br />37 <br />38 There was no comment from the public. Chair Rhody closed the hearing. <br />39 <br />40 Mr. Noland expressed concern with landscaping to be done until after the County <br />41 redoes the corner. The county will have the work done by the end of summer, <br />42 2001. The landscape plan could be done in fall, 2001. <br />43 <br />44 Motion: Motion by Member Mulder, second by Member Cunningham, to <br />45 recommend approval of variances requested by Perry Noland from applicable <br />46 parking and paving setback requirements for his Roseville Auto Repair Shop <br />47 located at 2150 Hamline Avenue, as stated in the project report Section 3.6, in <br />
