<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />I>A11E: 07/23/01 <br />ITEM NO: C-l <br /> <br />Agenda Section: <br />CONSENT <br /> <br />A request by I>oug Root for a Variance from Section 1004.01A7 and <br />1004.01AI0 of the Roseville City Code for property located at 2468 Hamline <br />Avenue (PF3320) <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Douglas Root is requesting a variance from Section 1004.01A7 (Location) and <br />1004.01AIO (Height) to allow construction of a 24 foot by 26 foot (624 sq. ft.) detached <br />garage. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Root owns the property located at 2468 Hamilne Avenue. The property has a zoning <br />designation ofR-l, Single Family Residential, and a Comprehensive Plan designation of <br />Low Density Residential. <br /> <br />2.2 Mr. Root seeks the identified variances to allow the accessory building (detached garage) <br />to be constructed in the front yard. In this case, the front yard is considered the area that <br />lies from the front of the principal structure up to the property line adjacent to Hamline <br />Avenue or an area approximately 200 feet in length. <br /> <br />2.3 Mr. Root also seeks a 3-foot variance to allow the accessory building to be constructed to <br />a height of 18 feet to the midpoint of the roof truss. <br /> <br />2.4 The following are the perimeters of the accessory building height variance: <br /> <br />BUILDING HEIGHT <br />Code Re uirement <br />15 feet <br /> <br />Pro <br /> <br /> <br />Variance Re uested <br />3 feet <br /> <br />3.0 STAFF COMMENT & FINDINGS <br /> <br />3.1 Section 1004.01A7 of the Roseville City Code does not permit accessory structures to be <br />constructed in a front yard. <br /> <br />3.2 Section 1004.01AI0 requires a 15 foot maximum height on detached accessory <br />structures.
