The Boucher's are also required to obtain a <br />conditional use pennit (CUP) to construct the accessory building (detached garage) in <br />accordance with Sections 1004.01A4 (Requirements for Increased maximum Size) and <br />10l3.01 (Conditional Use Pennits) of the Roseville City Code. He noted that the <br />Bouchers could construct a 900 s.f. garage and a l20 s.f. shed on the site. There are <br />benefits to combining the 1,008 s. f. into one building. <br /> <br />Staff recommended approval of the CUP and variance, with the requirement that no <br />additional building be placed on the site. Mr. Paschke noted the applicants have <br />requested, and received, approval of the neighbors. Fred and Laurie Boucher said <br />neighbors to the rear were not home and did not sign. <br /> <br />Member Duncan noted the impact was greatest to them (a hedge screens the proposal <br />from the rear). <br /> <br />Member Olson asked for details of the house size (staff to research before City Council <br />meeting; estimates 1050 s.f.). <br /> <br />Member Olson asked if the variance could not be granted because the house were not <br />larger than the garage (a separate variance could be required for house size). <br /> <br />Motion: Member Mulder moved, seconded by Member Duncan, to recommend <br />approval of a 108 square foot variance from Section 1004.01 A3 to allow construction of <br />a detached accessory building 108 square feet larger than the City Code allows for <br />property located at 1166 Laurie Road, based on the comments and findings in Section 3, <br />and 4 of the project report dated July 11,2001, subject to the verification of the square <br />footage ofthe single-family house being greater than the proposed accessory building. <br /> <br />Ayes: 7 <br />Nays: 0 <br />Motion carried. <br /> <br />Motion: Member Mulder moved, seconded by Member Olson, to recommend approval <br />of a conditional use penn it to allow construction of a 24 foot by 42 foot (1,008 sq. ft.) <br />detached accessory building for property located at 1166 Laurie Road, based on the <br />comments and findings in Section 3 and 5, and the conditions stipulated in Section 7 of <br />the project report dated July 11,2001, subject to the verification of the square footage of <br />the single-family house being greater than the proposed accessory building. <br /> <br />Ayes: 7 <br />Nays: 0 <br />Motion carried. <br />
