<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />DATE: 06126/01 <br />ITEM NO: <br />Department Approval: Manager Approved: Agenda Section: <br />l>iv nlrP CONSENT <br />~iption: David (Kris) Krengel Minor Subdivision: Recombination oftwo existing lots at <br />1887 and 1895 Rice Street (PF3326) <br /> <br />1.0 BACKGROUND <br /> <br />1.1 Mr. David (Kris) Krengel proposes to realign an internal property line between two <br />properties he owns on Rice Street (1887 and 1895 Rice Street). <br /> <br />1.2 Section 11 04.04B (Minor Subdivision Recombination) allows the property owner to <br />realign property lines while creating no new lots. The purpose of such a realignment is to <br />make better use ofthe available land in two separate parcels. No hearing is necessary.. <br /> <br />1.3 The applicant (Mr. Krengel) has submitted the required sketch plan. The lot size and <br />setbacks for the existing lots are in compliance with the City Code. Assuming approval by <br />the Council, Mr. Krengel must submit a certificate of survey to the Community <br />Development Director and City Manager for approval within 30 days. After approval, Mr. <br />Krengel has sixty (60) days to record the survey with the Ramsey County Recorder. <br /> <br />1.4 The zoning on the parcels is "B-3" General Business. One lot is vacant; the other has a <br />vacant building. <br /> <br />2.0 STAFF RECOMMENDATION <br /> <br />2.1 Staff recommends approval of the recombination by Mr. Krengel to realign property lines <br />at 1887 and 1895 Rice Street as per the requirement of Section 1104.04 of the City Code. <br /> <br />3.0 SUGGESTED CITY COUNCIL ACTION <br /> <br />3.1 By motion, approve a minor subdivision recombination request by David (Kris) Krengel at <br />1887 and 1895 Rice Street to allow realignment of the common lot line between the two <br />parcels, subject to the provisions of Section 1104.04 of the City Code. <br /> <br />Prepared by: Dennis Welsch (490-2232) <br />Attachments: Property location map; description of realigned parcels; site map; extract realignment agreement <br />Application Date: June 13,2001 <br />Decision Deadline: August 12,2001 <br /> <br />PF3326 RCA (062601) Page 1 of 1 <br />
