Complete Legal Description of Property Involved & PID No. (below or attached): <br /> <br />PTID:082923310007 <br />Legal: In the Village of Roseville, revised description No. 1140, A specific part of the NE 14 of <br />the SW 14 of Section 8, Township 29, Range 23. <br /> <br />7. State exactly what is intended to be done on or with the property which does not <br />conform with the City Code: <br /> <br />Bonestroo requests a variance of the building front and side yard setbacks for their property <br />located at 2361 West Highway 36 as part of a proposed conversion of the warehouse space into <br />an office use, and for the construction of a mechanical room to service this change in use. <br /> <br />The front and side yard 'building setback' from the property lines in an 1-1 district for a comer <br />lot is 40 feet. The existing building currently encroaches 10' into the front yard setback and <br />approximately 15 feet into the side yard setback. Variances are requested for these <br />encroachments. See site plan. <br /> <br />Bonestroo is also proposing to add an on-grade mechanical room to the south end of the west <br />wall of the existing building, 20 feet in width and 21 feet in depth. This room will serve the <br />warehouse to office conversion with heating ventilation and air-conditioning. A 10 foot <br />encroachment into the buildings front (south) and side (west) yard setbacks would be taken by <br />this proposed mechanical room. <br />
