<br />Variance Application <br />(City Code Section 1013) <br /> <br />9. Narrative: <br /> <br />A. Existing building setback variance request: <br />Front and side yard setback variances are needed for Bonestroo to realize the intended <br />function and value of the existing structure. <br /> <br />B. New Mechanical Room setback variance request: <br /> <br />Advantage of proposed Location <br /> <br />The location proposed for the Mechanical Room is the most advantages for serving the <br />existing 19,600 sq. ft. space for the following reasons: <br /> <br />1. On grade servicing capabilities. <br />2. Best location from operational perspective given other site options. <br />3. Minimal intrusion into existing setbacks. <br /> <br />Optional locations explored and rejected include: <br /> <br />Roof: The roof of the existing structure is not designed to accommodate the load imposed by the <br />required mechanical equipment and would therefore require extensive structural corrections <br />putting the feasibility of the project in question. <br /> <br />The clearance from the east side high water setback is insufficient to accommodate the proposed <br />addition. <br /> <br />The north end of the building is the primary access and focal point of the building. A Mechanical <br />room located here would be uninviting and noisy. <br /> <br />The south side of the building already encroaches 10 to 15' and the proposed mechanical room <br />would encroach 20 additional feet. <br /> <br />Concept: <br /> <br />The 20-foot wide by 21 foot deep Mechanical room walls are proposed to be masonry, 15 feet <br />tall, with an exterior insulating finish system veneer to reflect the materials on the existing office <br />attached to the warehouse space. An 8- foot wide by 7 foot deep by 3 foot high condenser would <br />be located on a concrete pad north of the proposed mechanical room. Landscaping would be <br />provided for additional screening. <br /> <br />Hardships: <br /> <br />The existing front yard setbacks have been reduced due to lot line rearrangements to construct <br />the T.H. 36 Frontage Road. <br /> <br />Bonestroo's desire to renovate their current facility to an office use and optimally locate a <br />Mechanical room to service the existing structure does not comply with current setbacks and <br />therefore requires a variance. This variance is requested to make the best use of an existing <br />structure. <br />
