Sherren Street <br /> <br />RE: Request by Kathleen Agness, representing Schorn Realty, to amend <br />the land use and re-zone the property at 2256 Lexington Avenue from <br />LDR - Low Density Residential to B - Business, and from Single Family <br />Residence District R-l to Limited Business District B-1. <br /> <br />Because of the precedent-setting impact of this request and the potential <br /> <br />detrimental effect it would have on our residential neighborhood and resulting <br /> <br />decline in our property value, we are in concurrence with the Rosevil1e <br /> <br />City Planning Staff's recommendation to deny said request. <br /> <br />Hhile we do not object to Schorn Realty, per se, we are extremely concerned <br /> <br />that re-zoning from residential to business "opens the door" for uses other than <br /> <br />the current office on the property, without regard to impact on the adjacent <br /> <br />residential community. <br /> <br />For instance, B-1 zoning permits such businesses as the following to locate, <br /> <br />in the future, on this property: dog kennels, lawn and garden centers, <br /> <br />rest homes, mortuaries, and even motels if adjacent ~to federal or state highways. <br /> <br />(Highway 36 is a state trunk highway.) <br /> <br />Our property at 1085 West Sherren Street abuts the property at 2256 Lexington Ave. <br /> <br />on the south side, and we, therefore, are most directly impacted by a zoning change. <br /> <br />We have lived in our home for 27 years and feel very strongly that its <br /> <br />property value would plummet if this business re-zoning classification were <br /> <br />to go through. <br /> <br />(more) <br />
