I purchased the property <br />with the understanding that it was .zoned residential with a special-use permit that would <br />allow me to TUn my small business from this location. I specifically talked to the agents, <br />Charles and Arlene Conrad, about my situation when I originally contacted them to look <br />at a commercial building they had listed behind their office near Lexington and Roselawn. <br />When Charles showed me the commercial building I informed him of our intent to <br />purchase a building for our small business. Charles said he had a property that would <br />better suit our needs, and he brought me to 2256 Lexington Avenue. When I saw the <br />property, I fell in love with it. At that time, Charles told me and my staff that commercial <br />use was permitted in the Lexington property. <br /> <br />The listing agents shared with us that a music school had operated out of the building for <br />over 42 years. The property at first glance looks like an old home, but there are many <br />features suitable for a small business: 1) there were signs indicating different offices, and <br />signs posted on the door for use of credit cards; 2) fully paved parking lot; 3) 2 central air <br />conditioners - 1 cooling each floor; and 4) property is.directly adjacent to the freeway. I <br />purchased the property from the music school with the understanding that commercial use <br />was permitted with the special-use permit used by the music school, and have been <br />operating my business from the property since December. <br /> <br />I recently received a notice from the City of Roseville to vacate the premises within 30 <br />days because small business was not a permitted use on the property. I have invested a <br />great deal of time and money into this property, and would like to continue to do business <br />here.
