<br />2.4 Staff has concluded from a review of the plat on file with the City, that Lot 25, Block 1 <br />North Hill Addition (990 Lydia Drive - Ms. Mary C. Walsh) has a five-foot wide utility <br />and drainage easement along the rear (south) of the parcel (see attachment). This <br />easement may prevent the Walsh's from placing a shed, accessory building, swimming <br />pool, or other allowable accessory structure on the property. Given this finding, staff <br />would suggest that the easement be vacated. <br /> <br />3.0 STAFF RECOMMENDATION <br /> <br />3.1 The Community Development Staff recommends approval of the request by Ms. Sally <br />Becker for a minor subdivision of property located at 2968 Chatsworth Street. Staff also <br />suggests the subsequent owner, Ms. Mary C. Walsh, apply for an easement vacation to <br />eliminate the five-foot wide utility and drainage easement in the rear (south) of Lot 25, <br />Block 1, North Hill Addition. <br /> <br />4.0 BACKGROUND <br /> <br />4.1 By motion, approve (approve with modifications or deny) the request by Ms. Sally <br />Becker for a Recombination Minor Subdivision of a portion of 2968 Chatsworth <br />Street with 990 Lydia and request the subsequent owner, Ms. Mary C.
