<br />Centre Pointe Solutions (Solutia Consulting) proposes to increase the gross <br />building area by 15,500 S.F. for the property. Under the currently approved PUD, <br />a 6,000 S. F. building has been approved. Solutia Consulting which is a <br />Minnesota based business and information consulting company purchased the <br />Centre Pointe property. To meet its growth needs, Solutia is proposing to replace <br />the previously approved 6,000 S.F. building with a new building that would total <br />21,500 S.F.. This would be accomplished by converting the one-story building <br />into two-story building with underground parking. Please see Figure 4 for the <br />proposed improvements to the Centre Pointe Solutions property. <br /> <br />The project will utilize the existing roads, water, sanitary sewer, storm sewer and <br />stormwater ponds on the site, making only minor adjustments in the infrastructure <br />required to service the proposed buildings. Due to past environmental clean-up <br />and mass grading which has occurred on the site, only minimal earthwork is <br />anticipated. Water mains, storm and sanitary sewers, and on-site and regional <br />stormwater ponding areas are all designed to service the site. Centre Pointe <br />Solutions proposes to utilize the existing storm water ponding system, which <br />currently exists. <br /> <br />The proposed building will be two-stories tall, which is permitted within the <br />original PUD. When fully developed, the total area of all buildings in Centre <br />Pointe Business Park will be 819,000 S.P., plus the 120,000 S.F. built by <br />Woodbridge pursuant to the 1985 approval by the City of Roseville. <br /> <br />The construction schedule for the project is estimated to occur over the next two <br />years. During this time, noise from construction equipment and construction dirt <br />and dust will need to be controlled. Minnesota Best Management Practices will <br />be followed to minimize the impact of construction and control erosion. <br /> <br />Provide a 50 or fewer word abstract for use in the EQB Monitor notice: <br /> <br />Centre Pointe Solutions is proposing to construct an additional15,500 S.F. of <br />office space at Centre Pointe Business Park in Roseville, MN. Upon completion <br />of the development, the business park will consist of three hotels, one restaurant, <br />office buildings, and office-showrooms, buildings totaling approximately 819,000 <br />S.F. of floor area and 2,840 parking spaces. <br /> <br />Page 6 <br />
