2. Air Quality - CO levels predicted at each receptor by modeling traffic levels at
County Road C are very low. This is because, although it is the busiest
intersection by traffic count, the intersection of Cleveland and County Road C
is relatively far from the receptor locations established. The CO standards are
not projected to be exceeded at any ofthe receptor locations assuming the
project is developed as envisioned, and using the information and methods
outlined in the EA W. It is not anticipated that traffic improvements or other
mitigation measures will be required to address air quality issues associated
with the proposed project.

3. Dust, Odors, Noise - Some dust will be generated during construction, dust
will be minimized by various means as described in Item 25. The project will
not generate significant odors. Noise impacts during construction may exceed
state noise standards for a limited period oftime, every effort will be made to
reduce construction noise. Predicted noise levels from traffic appear to be
moderately lower than the current existing conditions.

4. Wetlands - No direct impact to wetlands will occur due to the project. Treated
site runoff and pretreatment in the stormwater pond is expected. Adverse
impacts to the quality of water in the described wetlands due to stormwater
runoff from the site are expected to be minimal due to pretreatment of runoff
and existing use of the basin for stormwater ponding.

5. Stormwater Management - The Centre Pointe Business Park has been
developed with sites meeting the Business Park PUD requirement of 25%
green space. The 1997 EA W was developed assuming that 25% of the
developed area would be green space. The proposed improvements to the
Centre Pointe Solutions site will result in greater than 25% of the site reserved
as green space. The green space will result in a reduction of the quantity of
surface runoff from this site and ultimately reduce the total runoff identified in
the 1997 EA W from the Business Park.

Page 34
