The five signalized intersections examined are:
· Cleveland Avenue I County Road C
· Cleveland Avenue I Northbound 1-35 Ramps
· Cleveland Avenue 1 County Road D
· Northbound 1-35 Ramps I County Road D
· Southbound 1-35 Ramps I County Road D

The five unsignalized intersections are located on Cleveland A venue and provide stop sign
control for the approaches to Cleveland Avenue. Traffic on Cleveland Avenue does not stop
at these intersections, The five unsignalized intersections examined are:
· Veritas Way I Cleveland Avenue
· County Road C2 (South Centre Pointe Drive) 1 Cleveland Avenue
· Lydia Avenue I Cleveland Avenue
· Brenner Avenue I Cleveland A venue
· North Centre Pointe Drive I Cleveland Avenue

Because the Centre Pointe development will be completed in 2003, traffic forecasts and
analyses were completed for 2004, The weekday p.m. peak hour traffic forecasts were
developed for the following three development scenarios:
· 2004 with development approved in 1997
· 2004 with development approved in February 2000
· 2004 with development approved in Spring 2001
· 2004 with current proposed development

Traffic forecasts for the above 2004 scenarios are based on 2001 p.m. peak-hour background
traffic volumes estimated in 1997 by the BRW firm for the Centre Pointe EA W. The 2001
volumes were then adjusted to 2004 p.m. peak-hour volume levels and account for the
following changes in traffic conditions between 2001 and 2004:
· Background traffic growth at 2% per year
· Construction of Twin Lakes Parkway in 2003/2004
· Portions of the Twin Lakes development anticipated being complete by 2003.

Once the 2001 background traffic volumes were adjusted to 2004 levels, development trips
were added to the roadway system to obtain 2004 post-development p,m. peak hour traffic
volumes for each of the three Centre Pointe development concepts.

Environmental Assessment Worksheet
Centre Pointe Business Park
