<br />TRAFFIC IMP ACT REPORT ADDENDUM <br /> <br />The purpose of this addendum is to update the traffic study completed for the proposed Centre <br />Pointe Business Park development in the Spring of2001, In particular, this addendum documents <br />the impacts associated with modifying the single tenant office space use from 6,600 square feet to <br />21,500 square feet. <br /> <br />To assess the impact ofthe additional office space, this analysis estimated the additional traffic <br />anticipated for the expanded use, and reanalyzed the traffic operations at the study area <br />intersections through the use of Synchro and HCS. The analyses of the traffic impacts due to the <br />increased office space indicate no change in operations. The following discussion summarizes <br />the findings. <br /> <br />Trip Generation <br /> <br />In order to assess the off site traffic impacts of the proposed development it is necessary to <br />estimate the anticipated traffic conditions one year after its completion, thereby creating a <br />baseline condition, Subsequently, the estimate traffic generated by the development is added to <br />the baseline and comparison of the no-build and build conditions is conducted. In this case the <br />baseline conditions remain as stated in the traffic impact report. <br /> <br />The trip generation for the Centre Pointe Business Park was first estimated in 1997 for th~ <br />original approved land use, using Trip Generation published by ITE. Table 1 presents the <br />original estimate and is provided for comparison purposes.
