<br />Veritas property will become a fully integrated corporate campus. This redesign for the <br />Veritas property represents a total expansion of 183,330 square feet of office space, as <br />compared to the existing Centre Pointe project as described in the 1997 PUD. <br /> <br />APPROACH <br /> <br />This study updates traffic forecasts and analyses prepared by the BRW firm in 1997 to <br />account for the previously mentioned changes to the Centre Pointe Business Park. Figure <br />21-1 illustrates the project location and the ten intersections that have been examined. <br />Nine of the examined intersections were evaluated in 1997 by the BRW firm, and the <br />tenth (Veritas Way/Cleveland Avenue) was approved and constructed after 1997. All <br />phases of the Centre Pointe Business Park are expected to be completed by 2003. Traffic <br />forecasts and analyses were completed for 2004, the first year following completion of <br />development. The weekday p.m. peak hour traffic forecasts were developed for the <br />following three development scenarios to provide a comparison between the traffic <br />impacts associated with Centre Pointe as previously approved and the current <br />development proposal: <br /> <br />· 2004 with development approved in 1997 <br />· 2004 with development approved in February 2000 <br />· 2004 with current proposed development <br /> <br />Centre Pointe Business Park <br /> <br />-2- <br /> <br />January 15.2001 <br />
