The new proposal would add 4,620 <br />square feet to the first floor footprint and a 10,620 square feet second floor. Therefore, <br />new office building coverage of the parcel totaling 15,240 square feet would occur. <br /> <br />1.5 To reduce parking lot coverage ofthe parcel and allow for 25% landscaped area, Solutia <br />Consulting proposes a parking structure to be built under the building for 30+ vehicles. <br />As proposed, construction would occur in 2002. <br /> <br />1.6 The text for the PUD indicates that the first choice of a permitted use is a sit-down <br />restaurant and that a second choice of a permitted use is an office building. Specifically <br />Section 7.2 reads: The uses shall be restricted to those specified in the site plan and <br />supporting documents including office, office/showroom, office/manufacturing, 2 hotels, <br />and 1 restaurant within the Centre Pointe Business Park Plan. If either of the hotels or <br />the restaurant are not built, the lots/sites for those uses on the approved land use/site <br />plans shall be used for office, office/showroom, or office/manufacturing uses per Exhibit <br />E-2. <br /> <br />1.7 The major change for the Master Site Plan (a drawing) is changing the identified use <br />from restaurant to office and adding approximately 4,000 square feet of "footprint" on <br />the 6,000 square foot building pad. <br /> <br />1.8 The major change for the PUD Agreement (written ordinance) is increasing the building <br />dimensions for that particular lot. <br /> <br />PF 3338 - RCA (12/17/01) - Page 2 <br />
