<br />variance Application <br /> <br />Re: Tree Planting in Boulevard of Patton Road <br />To: City of Roseville <br />From: KK III, Developer <br /> <br />Lot Information: <br />RBC III Lot Size: 121,968 <br />RBC III Building Type: One story Brick & Glass, 48000 s.f. <br />RBC III use: High Tech Office Warehouse <br />Existing Zoning: 1-2 <br /> <br />KK III, the developer and owner of Roseville Business Commons <br />III (RBC III) at 2750 Patton Road requests a variance to allow for <br />the plating of up to 26 - 14' to 16' Norway pine on the westerly <br />boulevard of Patton Road from the cuI de sac on the North to <br />approximately 40' from the first curb cut on the South. <br /> <br />KK III request this variance to create a natural year round <br />partial screen between the new RBC III Building and the existing <br />Warehouse Building on the West. The RBC III Building is an <br />attractive high tech office/warehouse building with its' front <br />facing- Patton Road. The nieghboring building (Old Vertimeg <br />Building) to the West has its' loading docks facing Patton Road and <br />the current tenant uses the parking lot between the building and <br />the street to park and store moving vans. This creates a very <br />unsightly view for our tenants. The boulevard on the westerly side <br />of Patton Road is approximately 18' wide which should easily <br />accommodate these trees. Drainage Patterns will not be altered. <br />Exact placement could be worked out in the field between the City <br />Engineers and ourselves. We would stake these trees and water them <br />as necessary in their first 2 seasons to assure their survival. <br /> <br />The attached "Exhibit B" is and overview of Patton Road <br />Development. All three RBC Buildings have boulevard trees. The <br />only stretch of street frontage that does not have trees is the <br />boulevard in question (orange). <br />
