variance Application

Re: Tree Planting in Boulevard of Patton Road
To: City of Roseville
From: KK III, Developer

Lot Information:
RBC III Lot Size: 121,968
RBC III Building Type: One story Brick & Glass, 48000 s.f.
RBC III use: High Tech Office Warehouse
Existing Zoning: 1-2

KK III, the developer and owner of Roseville Business Commons
III (RBC III) at 2750 Patton Road requests a variance to allow for
the plating of up to 26 - 14' to 16' Norway pine on the westerly
boulevard of Patton Road from the cuI de sac on the North to
approximately 40' from the first curb cut on the South.

KK III request this variance to create a natural year round
partial screen between the new RBC III Building and the existing
Warehouse Building on the West. The RBC III Building is an
attractive high tech office/warehouse building with its' front
facing- Patton Road. The nieghboring building (Old Vertimeg
Building) to the West has its' loading docks facing Patton Road and
the current tenant uses the parking lot between the building and
the street to park and store moving vans. This creates a very
unsightly view for our tenants. The boulevard on the westerly side
of Patton Road is approximately 18' wide which should easily
accommodate these trees. Drainage Patterns will not be altered.
Exact placement could be worked out in the field between the City
Engineers and ourselves. We would stake these trees and water them
as necessary in their first 2 seasons to assure their survival.

The attached "Exhibit B" is and overview of Patton Road
Development. All three RBC Buildings have boulevard trees. The
only stretch of street frontage that does not have trees is the
boulevard in question (orange).
