<br />. <br /> <br />NARRATIVE <br /> <br />lL. Existing lot is 100' by LU5. 6' (.93 acre) of which <br />30 feet on the east end and 10 feet on the west end <br />were given to the city ln order to get a building permit. <br /> <br />2. Buildings consist of a new 24 x 72' duplex 62' from the <br />east end ( 3103 and 3105 Vmeeler ) and an old house <br />(built in the 1930's) on the west end 3104 Fairview. <br /> <br />3. We had planned to give the old house to a mover to take <br />it away, but all 4 movers in the area declined. We then <br />planned to demolish it. A short time ago a friend <br />approached us about renting it as she was getting married <br />and they needed an inexpensive place to stay within walk- <br />ing distance to work ( they have only one car), for a <br />year or two until they could save a down payment for a <br />house. Since we planned to eventually split the lot <br />for another duplex or an elderly appartment ( we own <br />the next 2 lots also) when we could arrange financing <br />( 3-5 years2., we want to split the lot now and keep the <br />small house for a couple of years. The proposed changes <br />were discussed with Rick Jopke at a meeting on 9/19/91. <br /> <br />4. The lot is currently zoned Rl and abuts both commercial <br />and'R2 property. We want to split the lot and zone both <br />parts R2.' <br /> <br />6. Each housing unit has space for 3 cars. <br /> <br />7. There is 69 feet between the duplex and the old house so <br />we could split 30' east on the old house but we would <br />rather split the lot 170' from the east end so the lot <br />lines would match the rest of the block. We realize this <br />would give only about 15 feet behind the old house but <br />since we own both lots and the old house is not going to <br />be permanent it should not matter. We would accept a clause <br />that states neither lot could be sold until the old house <br />is removed. <br />8. All utilities and drainage are to remain as is. <br />
