We
do not have a problem with thiQ, but it needn't hold uP\this
amendment. The ponds within this project are designed according to
the standards.

22. That: the :f:ina~ development plan b. conl:i"tQJ2t tlitb the plans
submitted to the City Council, which illCludeg tb. revis.a
independent living building with a total htd.ght oL 69 feet and
132 dwelling units.

The final plans are consistent in almost every aetail to the plans
submitted at the previous Council meeting. However, the plans show
a somewhat different design and height than submitted previously_
That plan showed a total height of 69' to the top of the uppermost
roof peak of the :Independent Living buildinq. 'l'he most recent: plan
submitted shows an overall height of 66' for most of the building,
with small roof areas extending above that.

On the east side, toward Snelling, there is a mansard-style roof
across the middle 1/3 ot the top of the building that will be 76'
high, and two smaller peaks at 82' high. On the west side, toward
the creek, there is a similar mansard aoross about 1/4 of the
elevation at 76' high, and a pitched roof covering the elevator
penthou~e at 82' high. On the north side Of the roof is another
pitched roof covering the stairwell at 82' high. The purpose of all
of these higher roofs is to screen equipment and stairwells.

While these few areas exceed the 69' height disoussed previously,
we believe they are integrated into the overall architectural
design and ma~e for an attractive building_ The higher roof peaks
on the creek side ~e all set baCk from the edge of the building,
making their percai~ed height less. The two tallest pe~s on the
snelling frame the main entry into the building. We believe the
latest design is reasonable and consistent with the attempt to
lower the building height where feasible.
