<br />7. College Properties Inc. has applied to Rice Creek Watershed <br />District for approval of a plan to correct erosion problems <br />adjacent to the main campus. <br /> <br />ALTERNATIVES: <br /> <br />1. Deny the project based on findings that the proposed project <br />would not be consistent with the City' s comprehensive plan <br />and zoning ordinances and the proj ect would be detrimental <br />to the general health, safety and welfare. <br /> <br />2. Grant the project based on the finding that the project would <br />be consistent with the city's comprehensive plan zoning <br />ordinances and would not be detrimental to the general <br />health, safety and welfare. <br /> <br />POLICY OBJECTIVES: <br /> <br />1. To insure development is co~sistent with the City's <br />Comprehensive Plan and zoning Ordinances. <br /> <br />2. To encourage the development of housing which meets the <br />identified needs of the community. <br /> <br />3. To encourage proj ects which bring about the development of <br />blighted sites. <br /> <br />4. To encourage projects which help correct existing traffic <br />problems. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve the amendment <br />of the comprehensive plan' designation on the site from <br />business and medium density residential to high density <br />residential, business, and institution. <br /> <br />2. It is recommended that the City Council approve ' College <br />Properties Inc. request for rezoning, planned unit <br />development general concept approval, vacation of frontage <br />road, and preliminary plat with the conditions recommended by <br />the Planning Commission and the following, additional <br />conditions: ' <br /> <br />1. That the final exterior materials and colors be <br />submitted for Council consideration as part of the final <br />development plan. <br /> <br />2. That progress be demonstrated on correction to the soil <br />erosion problems adjacent to the main campus as part of <br />the final PUDplan approval. <br /> <br />3. That the approvals are contingent upon submittal of the <br />
